How long does a property sale take?

From the initial thought to the key handover, a property sale usually takes several months. Exactly how long it takes depends primarily on the price, documents and buyer's financing.

Preparation: two to four weeks

Valuation, documents, energy performance certificate, photos and exposé. If important documents such as the declaration of division (Teilungserklärung) or building permits are missing, obtaining them can take longer.

Marketing: a few weeks to three months

At a fair market price, the first enquiries are received within a few days. Viewings, queries and negotiations take several weeks. If the price is set too high, this phase often lengthens considerably.

Notary and payment: four to eight weeks

After agreement, the notary's office draws up the draft contract, which must be available to private buyers at least two weeks before notarisation. After the appointment, the buyer pays once the payment conditions are met – usually after a few weeks.
