Calculate the purchase price of a property
Whether you are selling or simply want to know what your property is worth: a realistic purchase price can be well estimated using some basic rules. For the final pricing, however, a close look at the specific property is required.
About Square Metre Prices
The simplest approach is to compare with current square metre prices of similar flats in the area. Important: asking prices on portals are often higher than the prices actually achieved. Notarised sales, as evaluated by the expert committee (Gutachterausschuss), are more meaningful.
About the Land Value Index
For houses and plots of land, the land value is an important component. You can find the land value index for your location in the Berliner Bodenrichtwertatlas. In addition, there is the value of the building based on age, condition, and fittings.
About the Purchase Price Factor
For rented properties, investors use the purchase price factor: purchase price divided by annual net rent. The better the location and condition, the higher the accepted factor. A low existing rent reduces the achievable price.
From Calculated Value to Asking Price
Online calculators and rules of thumb provide a range. For a sale, condition, floor plan, floor, light, service charges (Hausgeld) and reserves also matter. We determine a reliable asking price free of charge – or you can start with our flat valuation calculator.
