Determining house value – how to proceed correctly
What is my house worth? The answer depends on the location, plot, condition and current demand. Online calculators provide a first orientation – however, for a sale, you need an assessment that considers your specific property.
Which factors determine the value
Micro-location and district, plot size and standard land value (Bodenrichtwert), living space and floor plan, year of construction, construction type and modernisation status, heating and energy efficiency, cellar, garage and garden, as well as legal factors such as building encumbrances (Baulasten), heritable building rights (Erbbaurecht) or occupancy rights (Wohnrechte).
The three valuation methods
In the comparative value method (Vergleichswertverfahren), the house is compared with actually sold, similar properties – this is the most important method for owner-occupied houses. The asset value method (Sachwertverfahren) adds the land value and building value according to age and condition. The income capitalisation method (Ertragswertverfahren) derives the value from the achievable rents and is primarily used for rented properties.
Why online calculators only provide a range
Automated calculators know neither the condition of your bathroom nor the view from the living room or the upcoming roof renovation. Their results can therefore deviate significantly from the achievable price. Use them as a first point of reference – for example via our flat value calculator – and then have the value checked on-site.
