Calculate property yield – keep or sell?

Many owners of rented flats do not know exactly how much their property actually generates. However, the yield is the most important basis for deciding whether it's worthwhile to keep, invest, or sell.

Gross Yield and Net Yield

The gross yield is the annual basic rent divided by the purchase price. More meaningful is the net yield: Non-apportionable costs such as administration, maintenance reserve, and rent default risk are deducted from the annual rent, and the purchase price is increased by ancillary purchase costs. In Berlin, net yields for existing flats are often significantly below the values known from smaller towns.

Yield on today's value

For the decision, it's not the original purchase price that counts, but the achievable selling price today. A flat bought cheaply years ago may appear profitable – but the yield can be low in relation to the capital tied up today.

When a sale can make sense

A sale is often worthwhile if the speculation period has expired, major renovations or special levies are pending, the rent can barely be increased due to rent control regulations, or you wish to deploy the capital elsewhere. The personal burden of letting also plays a role.

Our Support

We determine the realistic selling value of your rented property and compare it with the current rental yield. This shows you how much capital is tied up and whether a sale to investors is attractive.
