Property Appraisers in Berlin
An expert's valuation report is not always necessary – and not cheap. Here you can find out when you need a property expert, what types of valuation reports there are, and when a free estate agent's valuation is the better choice.
When a valuation report is advisable
A market valuation report is typically required for inheritance and gift tax, if the tax office's valuation seems too high, for divorce and the equalisation of accrued gains, for disputes among co-owners or heirs, for legal proceedings, and sometimes for banks.
Short-form and full valuation reports
A full valuation report is comprehensive, legally sound, and consequently complex. A short-form valuation report is cheaper and often sufficient for private purposes, but is not recognised in every proceeding. Clarify beforehand what the valuation report will be used for.
What a valuation report costs
The costs depend on the property value, effort, and type of report. For a full market valuation report, costs often amount to a four-figure sum. Short-form valuation reports are significantly cheaper. Ask for a written offer in advance.
