Energy Performance Certificate for Apartment Sales
The energy performance certificate is legally required when selling an apartment and must be presented at the latest during the viewing. Anyone who fails to present it risks a fine.
Needs-based or Consumption-based Certificate
For buildings with more than four residential units, the cheaper consumption-based certificate is usually sufficient. For smaller, older buildings, a needs-based certificate may be mandatory. The certificate applies to the entire building, not to the individual apartment.
Obtaining via Property Management
For owner-occupied flats, the energy performance certificate is usually held by the property management. If it has expired (valid for ten years), the owners' association must commission a new one.
Mandatory Information in the Listing
Energy efficiency class, final energy demand or consumption, energy source and year of construction must already be stated in the exposé. We handle the correct presentation.
