Selling a Financed House and Buying a New One
Anyone who wants to buy a new property before the old one is sold faces a financing and timing question. With the right sequence and early coordination with the bank, the transition can be managed securely.
Sell First or Buy First?
Those who sell first know their proceeds and buy without a double burden, but may need a temporary housing solution. Those who buy first secure the new property, but temporarily bear two financings. An agreement on a later move-out date in the purchase contract can combine both approaches.
Repaying an Existing Loan
In the event of early repayment of a loan with a fixed interest rate, the bank usually demands an early repayment penalty. Alternatively, the land charge (Grundschuld) can, under certain circumstances, be transferred to the new property. Ask your bank about the options early on.
Bridging Finance
Bridging finance bridges the time until the sales proceeds are received. It is usually more expensive than a normal loan and should therefore run for as short a time as possible. A realistic selling price and a quick sale reduce the costs.
