What is it about?
For sellers, the financing confirmation is the most important signal that a prospective buyer can truly make the purchase. It prevents valuable time from being lost with buyers whose financing ultimately falls through – and protects against a cancelled notary appointment.
Not every “confirmation” is of equal value: it ranges from a non-binding initial assessment to a binding financing commitment. Knowing the difference is crucial for realistically assessing offers.
Definition and meaning
The financing confirmation is a declaration from the buyer's bank that it generally considers the financing of a specific purchase project to be feasible. Depending on the institution, it is called a financing certificate, feasibility confirmation, or – more bindingly – a financing commitment.
It is not automatically a loan agreement and rarely an unconditional payment guarantee. It is often subject to reservations such as final property and creditworthiness checks.
Why it matters
It protects the seller from attending a notary appointment without the buyer's solvency being realistically secured. A mere self-declaration or an online calculator is not sufficient for this.
For serious buyers, the confirmation is also an advantage in the competition for a property: anyone who presents it is treated preferentially because they represent less risk.
The key sections
You should know and check these components:
Buyer and Property Reference
Who is financing and for which specific property – a confirmation without a property reference is significantly less conclusive.
Financing Amount
The maximum financing sum that the bank offers.
Equity and Conditions
Information on the equity capital used and any reservations (property inspection, evidence, creditworthiness).
Validity and Contact Person
Until when the confirmation is valid and who at the bank is responsible for queries.
Example
Confirmation – what matters
Two prospective buyers each present a bank document. The exact wording determines how robust the financing is.
Amount
up to 480.000 €
Does it cover the purchase price plus ancillary costs? This should match the specific offer.
Property reference
for the apartment at Musterstraße 5
A property-specific confirmation is significantly more valuable than a general one.
Proviso
subject to property inspection
Common and normal – but it is not yet an unconditional commitment.
Validity
3 months
An expired confirmation is worthless; the period should match the timeline.
Who signs? Can a power of attorney be enough?
Responsibility and signature
The buyer requests the confirmation from their bank or financing broker. The seller or the appointed agent may request a suitable confirmation before the reservation or the notary appointment.
The bank or financing broker issues and signs the confirmation. The buyer signs their financing application; the seller does not sign the confirmation but acknowledges it.
Power of attorney and its scope
A power of attorney can facilitate communication but replaces neither the credit check nor the bank's decision. For data protection reasons, it should be narrowly defined and only include the necessary information.
If a buyer is represented, the power of attorney should be limited to “obtaining and forwarding the financing confirmation for a specific property”. Sensitive credit details do not need to be disclosed – proof of fundamental financability is sufficient.

Your easy way
Or we take care of it for you
- We systematically request the confirmation before reservation or notary appointment.

Important caveats
- Not every “confirmation” is binding – the wording is decisive.
- It does not replace a notarial certification or a loan agreement.
- A confirmation without a property reference is not very meaningful.
- Observe data protection: only request the truly necessary information.
Common mistakes
- Accepting an online calculator as “proof of financing”.
- Overlooking the validity period and planning with an expired confirmation.
- Demanding too much sensitive buyer data and thereby violating data protection.
- Only at the notary appointment realising that the financing is not secured after all.
Frequently asked questions
- Is a financing confirmation sufficient as a payment guarantee?
- No. It is a strong indication, but usually with provisos. Ultimate security arises through the notarial process and the purchase price due date.
- As a seller, may I request it?
- Yes, this is common and legitimate, in order to distinguish serious prospective buyers from non-binding ones.
- What is the difference compared to a financing commitment?
- The commitment is generally more binding and closer to the loan agreement, whereas a confirmation is often still subject to review.
- How binding is a bank's financing confirmation (Finanzierungsbestätigung)?
- A financing confirmation shows that the bank has checked the buyer and would generally finance the purchase. It is usually not a legally binding commitment. Sellers should therefore look for an up-to-date confirmation for the specific property before arranging the notary appointment.
